The project evolves into a coordinated architectural design. Floor plans, elevations, materials, systems, and key design decisions are developed in greater detail to clearly define the building before Construction Documents begin.

Document (Construction Documents)

The design is translated into a detailed set of drawings and specifications used for permitting, pricing, and construction. This phase coordinates the technical information needed to clearly communicate how the building is intended to be built.

Phase Five

Approve (Bidding/Permitting)

Coordination continues with contractors, consultants, and local authorities to support pricing, authority approvals, and permitting required for construction.

Build (Construction Administration)

Support continues throughout construction by responding to contractor questions, reviewing submittals, and observing the work as it progresses to help ensure the project is built in general accordance with the design intent and construction documents.
